1. Pay the rent and utilities on time. Failure to pay rent on time may result in late fees and/or be the cause for eviction.
2. Limit the number of people living in the home to the number of people written into the lease. Do not move additional people in without landlord approval or this can be cause for eviction.
3. No pets. Never sneak in a pet. It violates the terms of the rental agreement and can be cause for eviction.
4. No water beds.
5. No Smoking in the house, no candles, incense or anything else that burns that may cause fire. Doing so may be cause for eviction. Barbeques must be a safe distance from the house when in use. All cigarette butts are to be put out in a fire safe container if smoking outside.
6. No illegal drug use or underage drinking permitted. Doing so may be cause for eviction.
7. Notify the landlord immediately if the home needs repair.
8. Repair any damage occurring to the home you or your guests have caused. Notify landlord at once of damages.
9. Never dump anything down the drains. Never flush anything down the toilets except septic safe toilet paper. Any plumbing problems due to tenant abuse will result in tenant paying for plumbing repairs.
10. Keep the home and the surrounding area clean and in good condition. Keep garbage inside and outside picked up and in proper containers. All appliances, bathrooms and kitchen should be kept clean. Any insect infestations due to tenant’s lack of cleanliness will result in tenant paying for professional bug service.
11. If you choose to keep air filter clean you must change Air filter once a month. Damage to the air unit due to dirty filter will result in tenant paying for repair cost.
12. Maintain the smoke detector and fire extinguisher. While the landlord is responsible for providing these, the tenant is responsible for maintaining them. This means not removing them and replacing the batteries at minimum yearly.
13. Respect the neighbors. Keep noise to a level that will not disturb them or it may be cause for eviction.
14. Purchasing Renters Insurance is up to you. The landlord is not responsible for your personal belongings.
15. Notify the landlord if you will be on an extended leave so the landlord may make sure the home is secured and keep on eye on it. You must pay rent while are on vacation.
16. When you move out make sure the home is in the same condition as when you moved in, less normal wear and tear. Return the keys to the landlord promptly. This may affect your security deposit.
